7月份北京住房月租金同比上漲25%

Monthly rent in Beijing has risen by about a quarter in 2018, according to a research report that has stoked criticism from many of the millions of tenants who live in China's capital.

一份研究報(bào)告顯示,2018年北京房屋月租金上漲了約四分之一。這一上漲也招致了中國首都數(shù)百萬租客中的許多人的批評(píng)。

A research report issued by property search engine Zhuge showed rental costs up 25.6 per cent year on year at the end of July, with some areas seeing arise of nearly 40 per cent.

根據(jù)房產(chǎn)搜索引擎“諸葛找房”發(fā)布的研究報(bào)告顯示,7月底,北京房租同比上漲25.6%,部分地段的漲幅接近40%。

Those findings track with listings on property sales and rental sites like 58.com, where a 56-square-meter one-bedroom apartment built in 1993 east of Beijing's central business district currently runs for Rmb4,960 ($724) a month, up 37.4 per cent from a year ago.

這些研究結(jié)果與58同城等房產(chǎn)銷售與租賃網(wǎng)站上掛出的房源情況相吻合。在58同城網(wǎng)站上,一個(gè)建于1993年、位于北京中央商務(wù)區(qū)以東的56平方米一居室,目前月租金為4960元人民幣(合724美元),同比上漲37.4%。

 

The climb by rents in the capital comes as local governments across China have launched several waves of purchasing restrictions over the past year intended to cool down price growth.

在北京房租上漲之際,中國各地的地方政府在過去一年發(fā)起了幾輪限購行動(dòng),意在給房價(jià)漲勢降溫。

The central government has also cut property developers' access to funding to some effect, although July figures showed home prices across 70 major cities rising at the fastest pace in ten months.

Rental cost for a one-bedroom in Beijing last month went up by 17 per cent compared to the previous year, based on calculation from Woaiwojia Research Institute monthly release.

Beijing has one of the highest property price-to-income ratios in China. Figures from statisticssite Numbeo put Beijing's ratio at 44.98, four times that of New York.

In 2017, new graduates in Beijing spent 67 per cent of their monthly salaries on rent, according to the city's human resources and social security bureau.
