Soaring home prices in Dandong, a city bordering the Democratic People's Republic of Korea (DPRK) in Liaoning province, are an irrational market reaction based on hopes that a continuing series of talks will lead to increased commerce, according to an expert.

與朝鮮毗鄰的遼寧省丹東市近日來(lái)房?jī)r(jià)快速上漲，專家表示，這是市場(chǎng)對(duì)于目前進(jìn)行的一系列對(duì)話會(huì)增加商貿(mào)往來(lái)的非理性反應(yīng)。

Housing prices in Xincheng district, a new housing area on the outskirts of Dandong, jumped 57% overnight, according to a report in Securities Times.

《證券時(shí)報(bào)》的一篇報(bào)道稱，位于丹東市郊的新城區(qū)的房產(chǎn)價(jià)格一夜之間暴漲57%。

Dandong is right across the Yalu River from Sinuiju, DPRK.

丹東位于鴨綠江邊，與朝鮮新義州市隔江相望。

But Lyu Chao, a researcher at the Liaoning Academy of Social Sciences, called the price boom irrational investment behavior based on overoptimistic assumptions.

但遼寧省社科院研究員呂超表示，丹東房?jī)r(jià)上漲是基于過(guò)度樂(lè)觀的假設(shè)下的非理性投資行為。

"Housing prices in Dandong have always been a reflection of the China-DPRK relationship," Lyu said.

呂超稱：“丹東的房?jī)r(jià)一直是中朝兩國(guó)關(guān)系的反映。”

"People's confidence in future trade is growing. It is certain to say the trading relationship will become better, but it is still at the beginning stage, and it is too early to say the economy of Dandong will soar in the short term."

“人們對(duì)未來(lái)貿(mào)易的信心正在增強(qiáng)?？梢钥隙ǖ卣f(shuō)，貿(mào)易關(guān)系會(huì)變得更好，但仍處于起步階段，現(xiàn)在說(shuō)丹東的經(jīng)濟(jì)在短期內(nèi)會(huì)飆升還為時(shí)過(guò)早。”

Yang Hongxu, deputy director of E-House China, a real estate services provider, also warnedthat people need to be cautious about buying houses in Dandong.

房地產(chǎn)服務(wù)提供商易居中國(guó)的副總裁楊紅旭也警告稱，人們需要對(duì)在丹東買房子持謹(jǐn)慎態(tài)度。
